What are the terms of your leases?
We prefer to lease all properties on a 1 year basis with the option to renew at the end of the initial term; however, with the owner’s approval, we will rent for shorter and longer terms.
 
What about security deposits?
All security deposits are held in our trust account for the duration of the tenancy.
 
When are rents due?
All rents are payable and due on the first day of each calendar month and considered past due by midnight on the 5th.
 
Who handles maintenance and repair issues?
An agent is on call 24 hours a day 7days a week for emergency and non-emergency calls. We coordinate between the tenant and the service technician to gain entry to the property and perform maintenance and/or repairs.
 
What if I want to handle the repairs for my property?
We will contact you with the repair/maintenance information; however, if the tenant is in an emergency situation and you can not be located within a reasonable length of time we will provide repair service.
 
How are expenses to my property paid?
All expense invoices are paid from the rents collected each month. Large expenses, i.e. HVAC units, new roofs, or any repair that would exceed the amount held in the owners account will require approval from the owner and an advance payment from the owner.
 
How will I know what money you collected and what you spent?
Owners receive a monthly activity statement showing exactly what rent money was received and what (if any) money was spent. Owner activity statements are mailed along with the owner’s monthly disbursement check.
 
When will I get my check?
Owner monies are disbursed on the last business day of each calendar month.
 
What if the tenant does not pay the rent?
Unfortunately, that is always a possibility. A letter of demand is mailed to the tenant on the 6th day of the month. This is the first step in the summary ejectment process. Our staff will follow all S.C. state procedures and laws to collect past due rents or evict the tenant from the property.
